Find Other Homes & Land For Sale - This site contains several ways to get information on homes and land listed for sale with other real estate companies.  Naturally, Sibere Real Estate can help you purchase any property for sale in the Black Hills, SD region! 

  • Self-Directed Online Search - Click on the Find A Home tab at the left side of this page.  You will be directed to a brief form requesting your name and email address.  Upon submission, you will be directed to a 3rd party website with information on a huge selection of property listings you can search immediately online.
  • Sibere-Assisted Online Search - Click on the Property Request tab at the top or left side of this page to request Sibere Real Estate email you properties meeting your search parameters.  You will be directed to a form where you can submit your information and search parameters.  Remember, the more details you supply on what you are looking for, the better we can match available properties to your needs.  Sibere Real Estate will email to you properties from the Black Hills Association of Realtors Multiple Listing System meeting all or most of your criteria.
  • Subscribe to Hot New Listings Via Email - Click on the Hot New Listings Via Email tab at the left side of this page or click on the following link: provide listings by email to have Sibere Real Estate email you properties meeting your search parameters on a daily basis.  You will be directed to a form where you can submit your information and search parameters.  Remember, the more details you supply on what you are looking for, the better we can match available properties to your needs.  Sibere Real Estate will email to you properties from the Black Hills Association of Realtors Multiple Listing System meeting all or most of your criteria on a daily basis.  This is a free service.  You can unsubscribe at any time with the click of a button.

Get A Mortgage - There are several sources of mortgage information on this site.  Sibere Real Estate strongly recommends you become pre-qualified (preferably pre-approved) for a loan prior to looking at homes.

  • Mortgage Center - Click on the Mortgage Center tab on the left side of this page to view over 175 articles answering many financing questions, check national mortgage interest rates, calculate a mortgage payment, or get pre-qualified online with a national lender.
  • Local Resources - Click on the Local Resources tab on the left side of this page to access a wide variety of information including a section on mortgages.  The mortgage section has links to many local lenders where you can check prevailing local interest rates, calculate mortgage payments, and apply online for a mortgage.
  • Sibere Recommended Lenders - If you would like to work with a local lender Sibere Real Estate clients have had good experiences with, please click on the Prequalify button on the left side of this page.  Fill in and submit the form.  Sibere Real Estate will have a recommended lender contact you.

Before You Start Looking For Your New Home:

  • Check your credit rating. Straighten out any errors before its too late.
  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
  • Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
  • Determine what neighborhood best matches your needs.
  • Identify important features you need your new home to have.

Closing Costs to Expect:

  • Good Faith Estimate - Your lender should provide you with a written "good faith estimate" at the time of loan application detailing the principal amount of the loan you are applying for, the interest rate, term or duration of the loan, monthly payment, and all expected closing costs.  You can and should use the good faith estimate to compare loan offers.  Getting the best financing package available is just as important as negotiating the best price on your new home!
  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Third-party fees include charges for insurance, title search, and home inspections.
  • Government fees include deed and mortgage recording fees.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and  private mortgage insurance.
